The future of the real estate and construction sector

The vision of the future of the construction industry, examples of successful practices in various regions of the country, tools for achieving them - all these issues became the main topics at today's seminar-meeting on the achievement of indicators of the National Goals in the field of housing construction and territorial development. The seminar was attended by employees of the Investment Development Agency of the Republic of Tatarstan along with other relevant ministries and departments.

One of the issues discussed at the seminar is balanced spatial development. This is a system for managing agglomerations, and the creation of spatial planning institutions, as well as the creation of a spatial model of the country. So, among the tasks, the participants of the meeting spoke about the need to determine the management and financing system, approve plans for the development of pilot agglomerations, and normatively fix the criteria for referring to reference settlements, of which there are more than 2 thousand in Russia.

Among the priorities for housing construction, the seminar participants highlighted the integrated development of settlements, preferential mortgage programs, the restoration of the rights of equity holders, affordable rental housing and an increase in urban development potential in general. In the forecasts for the new urban planning policy, 1 billion square meters will be built by 2030. m of housing, and more than 200 million sq. m will be introduced under the projects of integrated development of territories. And of course, one of the main tasks will be the affordable purchase or construction of a private house for all citizens, where by 2030 the volume of individual housing construction will be increased by 1.5 times.

If we talk about the residential development sector, then the main trends that have formed due to the COVID-19 pandemic were called remote work, multifunctional development, health, affordability, technology and decarbonization. Many people now call decarbonization one of the most popular types of modernization in the construction industry. This concept implies, for example, support for sustainable urbanization trends. This can include reducing the number of daily commutes, finding land in suburban areas, and minimizing the use of resources in the design and construction of new assets.

Public initiatives are focused on the construction of comfortable residential areas according to the “15-minute city” concept, which involves the creation of autonomous compact urban areas of a mixed type, in which everything you need is within walking distance from home: work, shops, service enterprises, cafes, parks, schools. The private sector, in turn, supports decentralization through multifunctional development, which involves the use of space for housing, as well as commercial, office and recreational purposes within a single facility in order to reduce the need for transport.

The concept of the future real estate market identified such concepts as: livability (healthy, high-quality, smart housing), sustainability (decarbonized and energy-efficient housing), resistance to external shocks (protected cities and neighborhoods of the future) and accessibility (inclusive and affordable assets) ...
